Happy Homes Construction

Full-Home Renovation

Full-Home Renovation in San Mateo & the Peninsula

One team to plan, coordinate and build your whole-home remodel, with a clear scope, written changes and regular updates from start to finish.

A Whole-Home Remodel, Managed as One Project

Renovating several rooms at once is very different from a single kitchen or bathroom. Layout changes, plumbing, electrical, flooring and finishes all affect each other, and the order of work matters. Happy Homes Construction manages the full project so trades, materials and inspections are coordinated instead of scheduled one by one.

We are a woman-owned, family-managed general contractor (CA License #1150269), and the owners stay involved so you always know who is responsible for your project.

What a Full-Home Renovation Can Include

  • Kitchen and bathroom remodels as part of one plan
  • Opening or reconfiguring walls and improving the layout
  • New flooring, interior doors, trim and paint throughout
  • Electrical updates, lighting plans and fixture upgrades
  • Plumbing updates for kitchens, baths and laundry areas
  • Room additions or converting existing space

If your plans need architectural or engineering drawings, we coordinate with the design professionals involved and build to the approved plans.

How We Run Your Project

1. Consultation and walkthrough. We visit your home, listen to your goals and talk through priorities, budget range and timing.

2. Written scope and estimate. You receive a detailed proposal that explains what is included, allowances for finishes, and what is not included.

3. Permits and scheduling. We handle the permit process with your city and build a realistic schedule.

4. Construction with regular updates. You know what is happening each week. Any change to the scope is agreed in writing before work continues.

5. Final walkthrough. We review the finished work together and close out the project, backed by our workmanship warranty.

Living at Home During a Renovation

Many homeowners stay in their home while work is underway. We plan the work in phases where possible, protect floors and finished areas, control dust, and keep a working area available for daily life. If a full move-out is the better option for your scope, we will tell you early so you can plan.

Where We Work

We serve homeowners in San Mateo, Burlingame, Hillsborough, Palo Alto, Redwood City, Menlo Park and across the Peninsula, as well as San Francisco.

Frequently Asked Questions

How long does a full-home renovation take?

It depends on the size of the home and the scope. A multi-room remodel usually takes several months including permits. We give you a realistic schedule in your proposal and keep you updated as work progresses.

Can we stay in the house during the remodel?

Often yes, if the work can be phased. We will review this with you during the consultation and recommend the safest and most efficient approach for your project.

How are changes handled?

Any change to the agreed scope is written up with its cost and schedule impact, and work on that change begins only after you approve it.

Do you handle permits?

Yes. We manage the permit process and inspections with your local building department as part of the project.
